What Documents Do I Need to Sell My House?

When selling your property, there are several pieces of information you will need to have ready to provide to your solicitor.

Firstly and most importantly, proof of identification. Selling your property is a big deal and law firms are required by law to verify your identity to protect against money laundering. This can be done by providing identification and proof of address. Simple.
Your solicitor will be able to request your title deeds for your property, don’t worry if you don’t have these to hand. If your property is not registered, you will need to apply for first registration.
A property cannot be sold until the property has been issued an EPC rating. Again, don’t worry if you do not have the certificate at hand. We can obtain this. These are valid for ten years, if your EPC has expired, your estate agent should be able to arrange an inspection.
The solicitor will provide you the protocol forms to complete. These comprise of the
TA6 (Property Information Form
TA10 (Fixtures & Fittings Form)
TA7 (Leasehold Information Form) if required.

Lastly, everything else which pertains to the property. This includes any warranties/guarantee for the property, evidence of work done to the property and any invoices you may have. Examples of this are detailed below:

Electrical/Gas/Fire Certificates
Boiler Service Records
If your property is a leasehold, the LPE1 or management pack is also needed. This may also be needed where your property is freehold and has a managing agent. The pack can be ordered by your solicitor at the start of the transaction, however, please be aware most management companies charge a fee to provide this so please factor for this.
