Sale
​Our home sale conveyancing package includes:
​

Obtaining information from you and your title deeds and supplying a full contract pack to the purchaser’s solicitors;

Dealing with any pre-contract enquiries raised by the purchaser’s solicitors. This includes mutually agreeing the terms of the Contract and Transfer;
-
Once all parties have agreed a completion date we are able to supply you with the contract and transfer to sign. We are then able to exchange contracts once these have been returned. Once contracts have exchanged the transaction is legally binding.

On completion day:
-
The purchase money is received from your sale;
-
The solicitors will pay off your previous mortgage (if any), estate agent’s commission and deduct their own fees.

The surplus funds are then sent to you.

Transfers
Residential property owners may wish to change the legal ownership/status (transfer equity) of a property for a number of reasons, some of which are listed below:

Marriage: transfer of title of the matrimonial home into joint names.

Divorce or separation: to transfer property ownership from joint names into one sole name.

Tax planning: to transfer a share of the family home into the name of a child/family member.

Purchase
Our home purchase conveyancing package includes:

Obtaining information from your Sellers Solicitors and undertaking searches;

Investigating the legal title and raising pre-contract enquiries. During this process the terms of the Contract is also agreed.

Dealing with the requirements of your Lender, (if any);
-
Reporting to you with the Contracts, Transfers and Mortgage documents for signature;
-
Whilst waiting for your documents to be returned a date for completion will be agreed by all parties.

Obtaining the mortgage money from your Lender (if any) and any balance we will need from you;

on moving day:
-
Funds will be sent to the vendor’s solicitor

preparing and submitting a Stamp Duty Land Transaction Return with the Inland Revenue;

registering your ownership at the Land Registry;
-
supplying you with your Title Information Document and other documentation which is not required for retention by your Lender.
